The First Home Club
The Federal Home Loan Bank of New York and New Jersey created the First Home Club to help families who have a limited income, but who have good credit and can afford to own a home. You’ll find the qualifying income levels for families in our area at the end of this resource list.
The First Home Club now offers up to $7500 for qualifying first time homebuyers for down payment assistance and closing costs. F.H.L.B. works through local banks and not-for-profit groups. To find out more about the program you can log on to their website, or contact one of the not-for-profit groups that we list below.

HomeFirst
In New York City H.P.D. or the House Preservation and Development agency has the HomeFirst program offering down payment assistance grants to qualifying first time homebuyers. H.P.D also a great deal of information for homebuyers. Its website lists many resources including a list of homes that are for sale by H.P.D., and affordable houses that are available through a lottery program. Not-for-Profit Groups
Not-for-profit counseling groups can help you find out about a variety of grant programs and “free money” available for first time homebuyers. These groups will also help you determine how much you can afford to pay for a house, and advise you about working with local banks. In New Jersey many counties have programs to help homebuyers. The counties work with local banks and not-for-profit group, and the counties can be contacted directly. Bergen County, for example, has the American Dream Program which offers qualifying first time homebuyers up to $85,000 in assistance.
